Help with Your Real Estate Matters  because Your Real Estate Matters

Property Tax Assessment Assistance

If your property is over assessed you’ll be paying more than your fair share of property taxes and it could amount to many thousands of dollars over the next few years.  To do anything about it though you must act quickly.  In the Chicago area, the appeal period is generally 30 days from the publication of your assessment.

If you think that you may be over-assessed, I can help.  I’ve been helping a lot of people just like you with the assessment appeal process.  My name is Bill Reese and I’m a General Certified Real Estate Appraiser and Illinois Real Estate Broker with 18 years of experience.

If you are commercial property owner please call for a free consultation.

Homeowners can research, prepare and file your own appeal too.  The first step is to determine if the value of your home during the assessment period is lower, equal to, or higher than the assessed fair market value.  Each case is different and it can be a bit tricky, so be prepared to put in some time.  The Grafton Township Assessors Office does their best to be helpful, but they are sure to be short on resources right now.  In order to be successful with your appeal though, you must have the correct information to support your position.

I’ve been through the process many times. I know what the pit-falls are and I’ve saved over-assessed homeowners a lot of money, for most, many times my full service fee.

Here are my residential property programs:

FOR THE DO IT YOURSELFER:  The homeowner assistance  program will provide you with professionally chosen comparables, the ones that should best support your position.  It will save you  time, and allow to you to present a more coherent case during your appeal.

Here’s what you get:

1)      3-4 professionally selected comparable sales specific to your property.

2)      Details on the sales.

3)      Secondary verification of data.

4)      Tools to help you estimate your homes value during the assessment period to see if you have a case.

5)      Reference material that provides you relevant information, contacts, phone numbers, on-line resources and forms required to initiate your appeal.

The cost is $55.00.

COMPARATIVE MARKET ANALYSIS:  A professionally written opinion your homes value during the assessment period made by a Real Estate Broker.   No appointment or home inspection is made.   The cost is $99.00.

PROFESSIONAL PROPERTY APPRAISAL:  Your Assessor prefers a professionally prepared market appraisal because it's the most reliable estimate of the market value of your home.  This option requires an inspection of your home.

The cost is $300.  Here’s what you get:

1)      Detailed market analysis of the major components that make up the value of your home.

2)      A definitive market value conclusion.

3)      Third party verification of the physical attributes of your home.  Can be used to dispute inaccuracies in the public record.

4)      Reference material that provides you relevant dates, contacts, phone numbers, on-line resources and forms required to initiate your appeal.

FULL SERVICE:  We can also handle your appeal package from beginning to end, including analysis, appraisal, preparation of forms, scheduling, appointments,  representation etc., at a cost of  $390.00.
