It works best with homes that are generally conforming for their neighborhood and area. Accuracy can  be compromised for unusual or atypical properties, over improved or overbuilt properties, those in poor condition, those in close proximity to factors that may adversely affect residential properties (water treatment plants, gas stations, factories, railroads, heavily traveled routes, etc.),  very high value properties (over $700K) , properties that are nearly fully depreciated (near the end of their economic lives) or properties with sites over 5 acres in size.  **  Although in many cases you may indeed receive an acceptable valuation, properties of these types are excluded from our satisfaction guarantee. **  We can provide professional appraisal service for those properties not covered under our satisfaction guarantee.
